The Strategy
Next Step Development Corporation (NSDC) believes homelessness is a housing issue and we intend to add to the housing supply by creating innovative small home options. We aim to reduce housing insecurity by developing permanently affordable tiny home rental communities for individuals exiting homelessness, at risk of becoming homeless, or want to live small. Tiny homes are dwellings 600 square feet or smaller and a proven affordable housing solution across the country due to the homes’ smaller footprint, lower construction costs, and decreased environmental impact. Tiny homes, small homes or micro-units are being built throughout the US to combat homelessness and the affordable housing crisis.
Our homes are designed as permanent dwellings on a slab foundation on one floor—complete with sleeping and living areas, kitchen, and bathroom—all in 350-500 square feet. To put the homes in perspective, a standard hotel room is 350-375 square feet, and a studio apartment starts around 500 square feet. Initially, the homes will be traditional wood frame built but the long-term goal will be to add 3-D printed and modular homes to our portfolio.
The residents will have a community house with a flexible-use gathering area, laundry, and office space for staff and providers. The community house will nurture residents’ sense of community by providing a gathering space with programs, training, and fellowship.
The communities will provide a balance of privacy, safety, and community. The attractive functional design of NSDC’s tiny home communities will blend into their surrounding neighborhoods, maintaining their culture and property value and ensuring the goodwill of neighbors.
For most of our residents, we will apply principles from the federal Housing First model, which considers housing a human right and seeks to provide permanent and secure housing with limited restrictions. Concurrently, NSDC will offer supportive services through our partner organizations that provide:
employment skills training
financial literacy and life skills classes
assistance in applying for earned benefits
access to substance use and mental health counseling.
We want to support our residents in their progress toward healthier, more fulfilling lives in an affordable stable home and reduce the likelihood of them returning to homelessness.
